What about the "Area Specialist" is that the right person?  What are you really looking for?  Does the person you pick should have a proven track record in this market?  Do they have your best interest at hand?    If they are listing your home, do they have a marketing plan that includes more then just putting your home on the MLS?  If they are helping you purchase a home do they just send you listings or are they going out and previewing them before they waste your time.
